Fernwood-Victoria BC- Single Family Homes and Condominium 2010 Year in Review
As we head into Fall time in Victoria in 2010....... I thought I would review the Real Estate activities of Victoria BC an area know by the locals as Fernwood, an area bordered by Oak Bay Ave and Pandora Ave to the South, Cook St to the West, Bay Street to the North, Richmond Rd to the East.
Single Family Sales in Fernwood since November 08, 2009 Total 107 during the 12 months to November
08, 2010 with an Average Selling Price of $ 514,585 with an average of 26 days on the market.
Single Family Current Pending Fernwood Sales Total 13 with an average selling price of $ 547,331 with an average of 37 days on the market.
It would appear Fernwood Single Family Home sale prices are up.
Condominium Sales In Fernwood since November 08, 2009 total 48 sales during the 12 months to November 08, 2010 with an Average selling price of $ 245,669 with an average of 37 Days on the market.
Condominium Current Pending Fernwood Sales total 4 with an average selling price of $ 201,125 with an average days on the market of 127 Days.
It Would Appear the Fernwood Area Condominium Sales Prices are down a little and the Days on the Market have increased this Fall.
Currently there are 17 Single Family Fernwood Homes For Sale with an average asking price of $ 571,476 ranging in price from $ 409,000 for a home on Albert St and up to $ 828,800 for a home on Belmont Ave.
I recently drove through Fernwood I took a photos of the Character homes in this area to give you an idea of the Quaintness and Character of Fernwood where it is a popular walking Area. Many Homes Build before the turn of the century in Victoria's Fernwood district are still standing and many are refurbished. Great Place to raise a Family and Pets
History of Fernwood District of Victoria BC Residential development began in earnest in the 1890s, and many homes in western Fernwood and along Fernwood Road itself date from this era. In the early 1900s a large area west of Fernwood Road was used as a sand and gravel pit to supply construction materials to local builders, to the dismay of many early residents. The problem was partly solved by the construction of the present Victoria High School in 1912 on some of the lands that had been used as the sand and gravel pit. Historically, a spring in Fernwood supplied Victoria with its main source of water, hence the earlier name of the neighborhood, Springridge. In 1875 Victoria began piping water from Elk Lake, and in 1885, the site of the original springs became the location of the Empire Brewery.
