Fernwood-Victoria BC- Real Estate 2009 Year in Review
As we Start 2010....... I thought I would review the Real Estate activities of Victoria BC an area know by the locals as Fernwood, an area bordered by Oak Bay Ave and Pandora Ave to the South, Cook St to the West, Bay Street to the North, Richmond Rd to the East.

Single Family Sales in Fernwood since January 2009 Total 113 during the 12 months of 2009 with an Average Selling Price of $ 463,538 with an average of 25 days on the market.
Single Family Pending Fernwood Sales Total 3 with an average selling price of $ 563,333 with an average of 11 days on the market.
It would appear Fernwood Single Family Real Estate sale prices are up, and the days on the market have decreased this Winter.
Condominium Sales In Fernwood since January 2009 total 69 during the 12 months of 2009 with an Average selling price of $ 249,313 with an average of 36 Days on the market.
Condominium Pending Fernwood Sales total 3 with an average selling price of $ 244,608 with an average days on the market of 59 Days.
It Would Appear the Fernwood Area Condominium Sales Prices are down a little and the Days on the Market have increased this Winter.
Currently there are 5 Single Family Fernwood Homes For Sale with an average asking price of $ 580,560 ranging in price from $ 429,900 for a home on Denman St and up to $ 699,900 for a home on Duchess St.
I recently drove through Fernwood I took a photos of the Character homes in this area to give you an idea of the Quaintness and Character of Fernwood where it is a popular walking Area. Many Homes Build before the turn of the century in Victoria's Fernwood district are still standing and many are refurbished. Great Place to raise a Family and Pets
History
of Fernwood District of Victoria BC Residential
development began in earnest in the 1890s, and many homes in western
Fernwood and along Fernwood Road itself date from this era. In the
early 1900s a large area west of Fernwood Road was used as a sand and
gravel pit to supply construction materials to local builders, to the
dismay of many early residents. The problem was partly solved by the
construction of the present Victoria
High School in 1912 on some of the lands
that had been used as the sand and gravel pit. Historically,
a spring in Fernwood supplied Victoria with its main source of water,
hence the earlier name of the neighborhood, Springridge. In 1875
Victoria began piping water from Elk Lake, and in 1885, the site of the
original springs became the location of the Empire Brewery.
