Gorge-Saanich- Real Estate 2009 Year in Review
As we Start 2010....... I thought I would review the Real Estate activities of Victoria's Municipality of Saanich, an area know by the locals as the Gorge, an area bordered by Admirals Rd to the West, the Trans Canada Highway to the North, Interurban to the North East, Harriet to the South East and the Gorge Rd and Gorge water way to the South.
View Gorge Area of Saanich in a larger map Single Family Sales since January 2009 in the Gorge Area Total 79 during the 12 months of 2009 with an Average Selling Price of $450,715 with an average of 34 days on the market.
Single Family Pending Sales Total 8 with an average selling price of $ 507,488 with an average of 19 days on the market.
It would appear Saanich's Gorge Single Family Real Estate sale prices are up, and the days on the market have decreased this Winter.
Condominium Sales since January 2009 in the Gorge Area total 41 during the 12 months of 2009 with an Average selling price of $ 262,554 with an average of 33 Days on the market.
Condominium Pending Sales total 2 with an average selling price of $ 232,250 with an average days on the market of 44 Days.
It Would Appear the Gorge Area Condominium Sales Prices are Down and the Days on the Market have increased this Winter.
Currently there are 3 Single Family Gorge Homes For Sale with an Average asking price of $ 564,933 ranging in price from $ 485,900 for a home on Rockwell Ave and up to $ 655,000 for a home on Inez Dr..
I recently walked along the Gorge Waterway and took a Video of the Gorge to give you an idea of the Quaintness and Character of the Gorge waterway where there is a pleasant walkway from The Gorge Bridge on Tillicum Rd to the Craigflower Bridge on Admirals Rd. Great Place for Family Outing, The Gorge is Home to our Annual Canada Celebration.
History of Saanich and the Gorge area, A mix of lower-middle and middle-class homes, as well as mixed industrial and commercial neighborhoods, bounded to the northwest by Portage Inlet, to the southwest by the picturesque Gorge waterway (a narrow channel leading from Selkirk Water to Portage Inlet), to the east by Interurban and West Burnside Roads, to the north by the Trans-Canada Highway, and to the southeast by the border with Victoria, running along Harriet Road. This area has shown evidence of gentrification as homes are being renovated and upgraded.

These brochures begin to tell the history of Saanich and, in particular, the Gorge Road West area.
The Gorge Road during my young Childhood( I lived at 20 Gorge Rd W) was the Island Highway, which starts at Government and Hillside Streets in Victoria and Ends at Admirals Rd, where it continues across the Craigflower Bridge to Craigflower road.
