James Bay Real Estate Year in Review
As 2009 draws to a close....... I thought I would review the Real Estate activities of an area know by the locals as James Bay, an area bordered by Douglas Street to the East, Belleville to the North and Dallas Road to the South and West.
Single Family Sales since January in James Bay Total 34 with an 2009 year to date Average Selling Price of $611,209 with an average of 52 days on the market.
Single Family Pending Sales Total 3 with an average selling price of $ 683,000 with an average of 21 days on the market.
It would appear James Bay Single Family Real Estate sale prices are up slightly,and the days on the market have decreased.
Currently there are 4 Single Family James Bay Homes For Sale with an Average asking price of $ 678,000 ranging in price from $699,000 for a home on Dock Street and up to $849,000 for a home on Ontario Street.
I recently drove through James Bay and I took a Video of the homes along the Dallas Road waterfront to give you an idea of the Character of James Bay Real Estate .
History of James Bay, James Bay is the oldest residential neighbourhood on the West coast of North America that is north of San Francisco. James Bay is surrounded on three sides by the ocean, is typically 3 to 5 degrees Celsius (5 to 10 °F) cooler in summer than downtown Victoria. In winter, James Bay is typically a few degrees warmer than other parts of Victoria. It therefore receives significantly less snow than other parts of Greater Victoria. Current weather temperatures are reported by the UVIC School-based weather station located at James Bay elementary school on Oswego Street.
