James Bay-Victoria- Real Estate 2009 Year in Review
As we Start 2010....... I thought I would review the Real Estate activities of Victoria, an area know by the locals as James Bay, an area bordered by Dallas Rd and the Victoria Waterfront to the South and West, Bellville St and the Victoria Inner Harbour to the North, Douglas St and Beacon Hill Park to the East.

Single Family Sales since January 2009 in the James Bay Area Total 38 during the 12 months of 2009 with an Average Selling Price of $ 622,108 with an average of 51 days on the market.
Single Family Pending Sales Total 2 with an average selling price of $ 696,250 with an average of 12 days on the market.
It would appear James Bay Single Family Real Estate sale prices are up, and the days on the market have decreased this Winter.
Condominium Sales since January 2009 in the James Bay Area total 102 during the 12 months of 2009 with an Average selling price of $ 380,823 with an average of 64 Days on the market.
Condominium Pending Sales total 8 with an average selling price of $ 409,313 with an average days on the market of 73 Days.
It Would Appear the James Bay Area Condominium Sales Prices are Up and the Days on the Market have increased this Winter.
Currently there are 4 Single Family James Bay Homes For Sale with an average asking price of $ 716,725 ranging in price from $ 599,900 for a home on Rendall St and up to $ 849,000 for a home on Ontario St.
I recently drove along the Dallas Rd Waterway and took a Video of the Dallas Rd area to give you an idea of the Quaintness and Character of the Dallas road Waterfront where it is a popular walking Area from the Ogden Point Break Water to Clover Point Near Moss Street in Fairfield. Great Place for Family and Pets
History of James Bay, a high density neighbourhood of Victoria, BC. It is the oldest residential neighbourhood on the West coast of North America that is north of San Francisco. James Bay occupies the south side of the Inner Harbour close to downtown. Access to the neighbourhood is along Belleville Street, Government Street, Douglas Street and Dallas Road.
