Fairfield-Victoria BC- Real Estate July 2010 Year in Review
July 26, 2010....... I just reviewed the Real Estate activities of Victoria BC residential area know by the locals as Fairfield, an area bordered by Dallas Rd and the Victoria Waterfront to the South, Cook St, Beacon Hill Park and Douglas Street to the West, Fort St and Oak Bay Ave to the North, Foul Bay Rd and Kings George Terrace to the East.

- Single Family YTD Sales in Fairfield since July 28, 2009 Total 148 during the last 12 months with an Average Selling Price of $ 742,266 with an average of 34 days on the market.
- Current Single Family Pending Fairfield Real Estate Sales Total 10 with an average selling price of $ 904,090 with an average of 31* days on the marke t= 98% of List Price average.
It would appear Fairfield Single Family Real Estate sale prices are up, and the days on the market has decreased in July.
- Condominium YTD Sales In Fairfield since July 26, 2009 total 171 during the last 12 months with an Average selling price of $ 311,227 with an average of 39 Days on the market.
- Current Condominium Pending Fairfield Sales Total 10 with an average selling price of $ 278,410 with an average days on the market of 51 Days.
It would Appear the Fairfield BC Real Estate Condominium Sales Prices are down and the Days on the Market are up in July.
Currently there are 28 Single Family Fairfield BC Real Estate Homes For Sale with an average asking price of $ 822,753 ranging in price from $ 514,900 for a home on Redfern St and up to $ 1,595,000 for a home on Humbodt.
The Current Real Estate Market is indicating Fairfield is a Sellers Market
With 12.33 homes Sold per month over the last 12 months. With a current listing inventory of 28 homes divided by 12.33 = indicates it will take 2.27 (*31 days in July) months to sell all of the current single family homes in Fairfield
Less than 5 months inventory = Sellers Market
5-7 months inventory = Balanced market
Greater than 7 months inventory = Buyers market
I recently drove along the Dallas Rd Waterway then through Hollywood Crecent and took a Video of the Dallas Rd and Homes along Holloywood Crescent area to give you an idea of the Quaintness and Character of the Dallas road Waterfront where it is a popular walking Area from the Ogden Point Break Water to Clover Point Near Moss Street in Fairfield. Great Place for Family and Pets

Fairfield is the southern-most neighbourhood in the city of Victoria, on southern Vancouver Island.
