Oak Bay Home Owner Is Successful with Her Goals to Sell Her Home Ahead of Time
Another Success Story to Tell...as the press keep sending negative news about Real Estate There are many areas where Real Estate is doing well.
A Past client called to ask for my advice and to discuss selling her Oak Bay home. One Saturday Morning I met her at home. She showed me through her home and then we sat at her Kitchen table to discuss selling her Home. “Fred, I have a New home being built for me and it will be finished in May and I need to sell my home to pay for my New home in May”. She went on to say “could you advise me when to put mine on the market?" as she thought March would be the right time and she asked "is there anything needing doing to the home before she listed it For Sale?”
I asked her if I could go through my timing analysis to determine when she could expect to see the proceeds of a sale from her home. My Analysis indicated it could take about 4-5 Months to see the proceeds of a sale based on current sales in her area of Oak Bay. I said sharp pricing would speed up a sale as home buyers are comparative shoppers and know when a home is price correctly.
It was now December..I suggested a few cosmetic items, but nothing serious, the home had been updated over the recent years and was in good condition. I recommended she put her home on the Market in the Beginning of January in order to be sure her home was Sold in time for her to pay for her new home.
The Lady agreed to list in the first week of January. I returned in January to find all the cosmetic things completed and the home ready to show. I did a current Market Analysis and we both decided to list the home competitively and try for a sale that would sell her home in 3-4 months for sure, she said “she would live with her Daughter if she needed to move before her New home was ready”.
Once my online Marketing was in place I included an Open House the first weekend, the results…. we had 5 Offers with the Home Selling over the asking price and the sale completed two months before her possession of her new home. So by April she had all her money from her sale in the bank to pay for the other home in May…this home seller was focused and listened to my advice and acted. The Lady achieved her goal of having her monies to pay for her new home from her current home without borrowing and worrying about selling and owning two homes.
