VICTORIA STRATA COUNCILS AND CONDO OWNERS-STRICT RULES EFFECT FUTURE VALUES
Generally Victoria consumers think Condominiums are all alike, until they decide to Go Shopping to Buy their Next home.
As a Realtor we often get asked what things effect the saleability of Strata Title Properties..1st Look at New Condo's to see why they sell so well. Besides being New they have very limited Restrictions such as no rental restrictions. It seems after a Strata Council takes control of the Rules and Regulations of running their Corporation they move to Impose Rules that have an effect of the Future Sale of a Condo or Townhouse in Victoria, BC.
As a Realtor here are a few Rules in order of importance with Buyers that Limit or restrict Buyers from Buying
- No Pets( 50% or more home buyers have or want a Pet such as Small Dog or Cat)
- No Rentals or Restricted number of Rentals(many investor or buyer planing on retiring to Victoria want to be able to rent their home)
- In unit Laundry(most home buyers will prefer a home with an in unit laundry equipment)
- No Barbecues (many Buyers look for Strata Complex's that allow Barbecues).
