VICTORIA Real Estate News....SO ARE THERE REALLY 4279 HOMES FOR SALE IN VICTORIA?
The Local Victoria Press and Others Like to quote high numbers to get your attention...Which can be misleading when it comes to Saying to Victoria Home Buyers there are 4279 MLS listings (07/05/11) Now On MLS in Victoria. Many think this means the Number of Victoria Homes For Sale, this total represents every type of property.
Lets look at the available number of Victoria Homes For Sale on MLS, as a Victoria Re/Max Agent I can Search the Local MLS listings by Type, Category and District and of Course I can do the same for Clients
Today I searched the total Number of Residential Listings on our MLS
They are Broken Down as Follows:
- Every Neighborhood including outside Greater Victoria there are 2358 Active Listings For all the Single Family Homes For Sale
- The Victoria Core Area, Westshore, and the Saanich Peninsula (not including Sooke) there are Currently 1383 Active Single Family Homes For Sale
- Just the Victoria Core areaof Victoria (not including Westshore or the Saanich Peninsula) there are Currently only 752 Active Single Family Homes For Sale.
So lets assume you are wanting to Buy a Victoria home in the following neighborhoods the number of available homes Drops:
- Gordon Head the Number of Available Homes For Sale is only 60
- Royal Oak the Number of Available Homes For Sale is only 2
- Fairfield the number of available Homes For Sale is only 36
- Colwood The Number of available Home For Sale is 80
Now Lets look at the Price Range and Neighborhoods
- Gordon Head the average Listing Price is $ 844,657
- Royal Oak the Average Listing Price is $ 556,894
- Fairfield the Average Listing Price is $ 792,413
- Colwood the average Listing Price is $614,664
There are some Nice homes For Sale in Victoria, however as you narrow the Neighborhoods down to where you would like to Live in Victoria, the number of available Victoria home For Sale Drops off a long way from 4279 MLS Listings at 07/05/11
