We do this with some success. It still seems unless they really are interested in the hosue and have viewed it in person, they prefer to click through lots of photos as it is quicker here in La Quinta, California.

Hi Lori...I do Mutli-Pictures,Virtual tours and Video for our MLS and my web sites...I give lots of options for Consumers to view a home online 24/7. The best is implanting the video in my listing AR post for Google.

Good idea as another stream of advertising for your listing.  A little tip?  show the best part of the hosue first - like the living room.  Starting with the bathroom wasn't a very good "hook".  It seems the rooms that will make them buy the home should be shown first, before you lose them.

Hi Sally...mmmm, I haven't started editing yet, trying to keep it simple. I just walk through the entrance into the home. My virtual tour does what you suggest.

Fred - truth is, its like the saying that the most effective mailing is the one with a stamp on it.  Good, bad, or even "could be better" - none of that matters.  You DID it, and it is effective.

I'm chuckling to my self, however as I think of one video I saw for a listing once, where the agent didn't think to put the toilet seat down, or pick up the clients clothes from the bedroom floor.  It truly did them a disservice.

Hi Sally.....So True, you really have to look at what you are videoing. Another neat video you can do, which I have done is drive throw a neighborhood showing the homes in that area and talk about Prices of homes, Parks, Schools, etc.

Videos and even "talk shows" help bring you up so high in google, not only that you allow your potential customers to get to know you and have a feel for the type of person you are :)

I got a flip mino but unfortunately I don't have the listings.  Standard listings here are very few and far between!

Hi Gabrielle...just be you. I saw two Realtors on TV walk though their listing just as if the they were taking a Buyer into the home. A video allows more people to see the home and you get to talk about the home.

Hi Gabrielle.....My Casio has great quality sound recording quality. YouTube offers an option to add music to your video if you do not wish to use your own sound recording.
